Rotten Siding Discovered at During Roof Replacement in Summerville, SC
Location: Summerville, SC
Project Type: Insurance Roof Replacement
Roof System: Architectural Asphalt Shingle
Project Overview
This project took place during an insurance-approved roof replacement at a residential property in Summerville, South Carolina. Like many homes in the Lowcountry, the property is exposed to frequent rainfall, high humidity, and seasonal storms that can place long-term stress on roofing systems and exterior building materials.
While removing the existing roofing system, we identified a hidden issue at one of the home’s roof-to-wall intersections. These transition points are among the most vulnerable areas of any roofing system because they rely on properly installed flashing to prevent water intrusion.
Once the old materials were removed, the underlying condition of the siding revealed a problem that needed to be addressed before the new roof could be installed properly.
What We Discovered During Roof Replacement
Rotten Siding at the Roof-to-Wall Connection

As shown in the first photo, the siding where the exterior wall met the roofline had experienced significant deterioration. Years of rainwater runoff from the roof had repeatedly exposed this section of siding to moisture.
Over time, this constant exposure caused the material to rot and weaken. By the time the roof replacement began, the siding in this area was no longer structurally sound.
This condition created an installation challenge. In order to properly install new metal step flashing—which protects the roof-to-wall connection from water intrusion—the flashing must be secured against solid, stable siding.
With the siding compromised, we could not simply install the new flashing over the damaged material.
Why Roof-to-Wall Intersections Are Vulnerable
Roof-to-wall intersections are one of the most common locations for moisture-related issues. These areas rely on step flashing to guide water safely down the roof and away from the structure.
If siding deteriorates or becomes loose, flashing cannot be properly installed or sealed. Over time, this increases the risk of water entering behind the siding and potentially damaging the wall structure or interior framing.
In many cases, the typical recommendation is to replace the entire section of siding to restore a proper flashing surface.
The Solution
Rather than recommending a costly full siding replacement, we worked with the homeowner to develop a more practical and cost-effective solution.
Our team installed painted, pressure-treated fascia boards in the affected area. This approach allowed us to create a solid, moisture-resistant surface where the flashing could be properly installed.
Once the new boards were in place, we were able to install the step flashing correctly and ensure the roof-to-wall transition was fully sealed and protected from future water intrusion.
Outcome

The solution provided both structural protection and visual improvement. The newly installed boards created a clean, durable surface for flashing while eliminating the rotted siding that had previously been exposed to water.
In addition to restoring the integrity of the roof-to-wall connection, the finished result improved the appearance of the home compared to the original design.
Most importantly, the homeowner avoided the cost and disruption of a full siding replacement while still receiving a long-lasting waterproof solution.
Key Takeaway for Summerville Homeowners
This project highlights how hidden issues are often discovered during roof replacement—especially at transition points like roof-to-wall intersections.
Proper flashing installation is critical to protecting a home from water intrusion. When siding or surrounding materials deteriorate, those components must be addressed before a new roofing system can be installed correctly.
Working with an experienced roofing contractor can help identify practical solutions that protect the home while avoiding unnecessary costs.
